3 in 4 Tropic Isle Buyers Paid Cash

By Maureen Harmonay
Real estate, Tropic Isle Sales Jan 1 to October 12
How I counted
  1. I pulled every residential sale in Tropic Isle from January 1 through September 30, 2026, and counted only the 24 sales where the file shows how the buyer paid.
  2. A home counts as sold when it closed.

People talk about cash buyers in South Florida like they are a curiosity. In Tropic Isle, they are the market. Of the 24 sales where I could see how the buyer paid, 18 were all cash. That is 75%. Three out of every four buyers never walked into a bank.

Cash buyers closed at a higher price and nearly the same speed

The typical cash sale closed at $3,549,950. Cash buyers also got 92.5% of what the home first asked. That is the stronger number. It means cash buyers were not swooping in with lowball offers. They were paying close to full price and skipping the lender entirely. The typical cash sale took 110 days to close. Financed sales took 107.5 days. That gap is almost nothing. In Tropic Isle, cash does not buy speed. It buys certainty.

Sellers took less than they first asked, but not by much

The typical home in Tropic Isle sold for 87% of what it first asked. That sounds like a big give, but look at what that means in dollars at a $4,075,000 middle price: sellers were negotiating, not giving homes away. The last asking price tells a tighter story. Homes closed at 91.2% of their final price. That gap between first ask and last ask is where strategy lives. Sellers who dropped their price before closing still landed close to where they ended up. Zero homes gave up and came off the market without a sale. Every home that listed, sold.

Cash buyers paid slightly more relative to both the first and last asking price. The gap is real but narrow.

Rates above 7% have not slowed Tropic Isle down

The 30-year fixed mortgage averaged 7.40% as of October 8, 2026, its highest point since November 2023, up from 6.30% a year earlier (Freddie Mac). For most markets, that number reshapes everything. In Tropic Isle, 75% of buyers never touched a mortgage. When three quarters of your buyers pay cash, rising rates are someone else's problem. That lines up with what Miami Realtors found across Palm Beach County: over 86% of million-dollar condo and townhome sales were all-cash in 2025.

What this means if you are buying or selling here

If you are selling, the data says pricing discipline matters more than speed. Every home listed sold, and the typical seller closed at 91.2% of their last asking price. The sellers who did best were the ones whose first price and last price were close together. A big gap between what you first ask and what you finally accept costs you more than time. It signals to buyers that you were not priced right to begin with.

If you are buying with a loan, you are in the minority here, and that is worth knowing before you write an offer. Cash buyers made up 75% of the market. That does not mean financed offers cannot win. It means your offer needs to be clean and your timeline needs to be firm. Out-of-state buyers are also a real part of this market. In the first half of 2026, 10% of domestic buyers across South Florida came from out of state, up from 7% the year before, with New York accounting for 34% of that group (Miami Realtors). You are competing with buyers who have already decided to move.
