Delray Beach prices rose faster than the wider market
That 19.1% price gain is the number that changes what you should know about your home right now. Redfin reported that West Palm Beach home prices rose 10.4% year over year in August. The Real Estate Data Aggregator counted a $1,310,000 median sale price in ZIP 33483 for the three months ending July 31, 2026. That is nearly double the wider area's gain. For homeowners, local pricing is moving faster than the region. For buyers, prices here are still climbing, even as homes take longer to sell.
Redfin also reported that U.S. home prices rose 3.7% year over year in August, the fastest annual growth in a year. Delray Beach ran at more than five times that national pace. That gap is worth knowing before you pick a list price.
The broader South Florida market tells a similar story at the top end. CNBC reported on September 24, 2026 that Miami-Dade County recorded 194 home sales of $10 million or more in just the first eight months of 2026. That same report projected 291 such sales by year-end. CNBC also reported that 82% of Miami condo sales valued at $1 million or more in 2025 were all-cash transactions. That kind of buyer does not need a mortgage rate to move. It helps explain why prices in this part of Florida keep climbing.
More homes sold, and fewer are sitting on the market
The Real Estate Data Aggregator counted 124 homes sold in ZIP 33483 in the three months ending July 31, 2026. That is up 36.3% from the same months a year before. At the same time, homes for sale fell 23.1%. Fewer choices and more buyers is a simple reason prices moved up.
Homes are taking longer to sell, and that is worth knowing
The Real Estate Data Aggregator put the median days on market at 107 days in ZIP 33483. That is 14 days longer than a year ago. Not every home sold fast. Nationally, Realtor.com reported that 20.4% of listings saw a price cut in August 2026. Delray Beach is not immune to that pressure. Pricing carefully still matters.
The Real Estate Data Aggregator shows the average sale price came in at 94.5% of list price. That is up 0.9 points from a year ago, a small but honest improvement. Only 5.7% of homes sold above list price, down 0.9 points. Most sellers are meeting buyers somewhere below their ask. That is normal here right now.
New listings are up, but supply is still tighter than last year
The Real Estate Data Aggregator counted 118 new listings in ZIP 33483 in the three months ending July 31, 2026. That is up 4.4% from a year ago. But months of supply fell to 4.4 months, down 3.3 months from the year before. More homes came to market, yet supply tightened because buyers absorbed them quickly.
