East Boca prices rose faster than the national pace
East Boca is moving on its own path. The Real Estate Data Aggregator put the median sale price in ZIP 33432 at $1,850,000 for the three months ending July 31, 2026. That is up 19.4% from the same months in 2025. The Federal Housing Finance Agency reported U.S. house prices rose just 2.1% year over year in the same period. East Boca ran nearly ten times that pace.
For homeowners, that gap is meaningful. Your home's value may have moved well beyond what national headlines suggest. For buyers, it means pricing here deserves a careful look, not a quick comparison to other markets.
More homes sold, and fewer were available
The Real Estate Data Aggregator counted 160 homes sold in ZIP 33432 in the three months ending July 31, 2026. That is up 20.3% from the same period a year before. At the same time, homes for sale fell 22.9%, to 290. Supply dropped to 5.6 months, down 3.1 months from a year ago. More buyers found homes. Fewer homes were waiting.
Homes are taking longer to sell, and most go below list
Not every part of this picture is simple. The Real Estate Data Aggregator found the median days on market in ZIP 33432 was 119 days, four days longer than a year before. Homes sold at 92.8% of list price on average, down 0.5 points from last year. Only 1.3% of homes sold above list price. Pricing still matters a great deal here.
A slice of buyers are moving fast
The Real Estate Data Aggregator found that 15.5% of homes went under contract within two weeks of listing in ZIP 33432. That share is up 8.7 points from a year before. Most homes still take time. But the right home, priced well, can move quickly.
The wider South Florida picture
East Boca does not sit alone. CNBC reported that Miami-Dade County saw 194 home sales of $10 million or more in just the first eight months of 2026. The same report projected 291 such sales by year-end. CNBC also noted that 82% of Miami condo sales valued at $1 million or more in 2025 were all-cash. That is the world East Boca competes in.
