More Boca West homes are going under contract quickly
The Real Estate Data Aggregator counted 27.5% of Boca West homes going under contract within two weeks of listing, in the three months ending July 31, 2026. That share rose 13.5 points from the same period a year before. For sellers, early prep now matters more than ever. For buyers, speed matters too, even though the median home still took 63 days to sell.
That 13.5-point jump is the headline number. But what sits behind it tells the fuller story. The Real Estate Data Aggregator shows fewer homes available, more homes closing, and prices moving up sharply.
Supply has pulled back sharply
The Real Estate Data Aggregator counted just 185 homes for sale, down 26.6% from a year before. At the same time, 219 homes sold, up 17.1%. More buyers, fewer choices. That is what pushes more homes into contract fast.
Prices rose, and so did the pace
The Real Estate Data Aggregator put the median sale price in Boca West at $1,430,000 for the three months ending July 31, 2026. That is up 54.3% from the same period a year before. Prices at this level do not always move fast. Yet the median home still sold in 63 days, which is 20 days shorter than a year before.
Not every home sold above its asking price. The Real Estate Data Aggregator found that 6.9% of homes sold above list, up 4.2 points from a year before. That is a real gain, but still a small share overall. Most homes sold at or below list. The average sale-to-list ratio was 95.3%, up 1.3 points from a year before.
High-end South Florida demand is staying active
CNBC reported on September 24, 2026, that 194 homes priced at $10 million or more had already sold in Miami-Dade County in the first eight months of 2026. CNBC projected that figure could reach 291 by year-end. CNBC also reported that 82% of Miami condo sales at $1 million or more in 2025 were all-cash. That kind of buyer does not wait long.
West Palm Beach prices also moved up. Redfin reported on September 22, 2026, that West Palm Beach home prices rose 10.4% year over year in August, and 0.7% month over month. Boca West sits in that same regional current.
